TERMS OF RESERVATION

We follow the following conditions when booking and canceling holiday cottages. These terms and conditions become binding to both parties once the client has paid to the lessor (mentioned in these contract) the advance payment, or has paid both the deposit and the final rent together.

 

RESERVATION AND PAYMENT

The person making the reservation must be an adult (18 years of age or older).
The booking is confirmed once the customer has paid the deposit (30% of the rental price) by the due date, or has paid both the deposit and the final rent together. The final payment of 70% will take place no later than six (6) weeks before the start of the holiday. If the advance payment or the final payment is not paid by the due date, the owner is to cancel the reservation.
If the start of the booking is less than 42 days (6 weeks), the full amount will be paid at once and the invoice will be due no later than 14 days after the order.

 

CANCELLATION AND AMENDMENT

All cancellations must be made in writing (letter, e-mail) to the landlord. Failure to pay is not a cancellation. The cancellation is considered to have taken place at the moment when the information has reached the landlord.
If the customer cancels the reservation, the deposit (30%) will not be refunded. If the reservation is cancelled later than 28 days before the start or during the stay, payments made by the client won’t be refunded. It is possible to transfer the reservation to another time on a case-by-case basis.
Notwithstanding the foregoing, the customer is entitled to a refund of the amount paid, except for an advance payment, if the customer himself or a person living with him or her is seriously ill, has an accident or dies. The withdrawal shall be notified without delay and the matter is addressed in a reliable manner, eg. a medical certificate.
We recommend travel insurance to cover any possible additional costs of the cancellation.

 

LANDLORD’S RIGHT TO CANCEL THE RESERVATION

In case of force majeure, the landlord can cancel the reservation. The customer is then entitled to the amount paid back in full by the landowner.
If the booking has to be canceled due to disruptive behavior by the customer or a guest of the customer, payments will not be refunded.

 

STAYING AT THE COTTAGE

Holiday cottage keys handed over to the customer at Mukkula farm (Mukkulantie 51, 77580 Tihusniemi). The cottage is available to the customer from the day of arrival at 4 pm until the day of departure at 12 noon, unless otherwise agreed.
Rent includes furniture, cooking utensils and cutlery, as well as firewood. Mattresses, blankets and pillows are included in the price. Customers should bring either their own linen and towels or rent them previously agreed, from the landlord, 15 € / person.
For each booking, a starter pack of toilet and kitchen paper as well as dish and general detergents and hand soap is delivered to the cottage. If you need these more during your stay, you will need to get the supplies yourself. A more detailed level of equipment can be seen in the cottage description.
The cleaning of the cottage during your stay is taken care of by the customer. Final cleaning can be purchased as an additional service for Sirpukka and Hiskonhelmi cottages. Final cleaning can be ordered at the time of booking or on arrival at the cottage.
We only rent the Myllytupa with final cleaning.
The cottage must not be used by more than the number of beds in the description of the cottage or agreed upon when booking. Tent and caravan or e.g. the use of the bath lot on the resort plot without the permission of the owner is prohibited.
Smoking is not allowed inside all cottages.
Pets are only allowed at Hiskonhelmi Cottage. Pet fee 30 € / pet.

 

COMPENSATION FOR DAMAGE

The booker is responsible for the property and its furniture during the rental period. The booker is liable for any damage that he/she or his/her guest intentionally or through negligence has caused to the furniture, structures or property belonging to the landlord of the cottage. The customer is obliged to immediately notify the owner of any damage caused to the property and to compensate the owner.

 

RIGHT TO CHANGE PRICES

The landlord has the right to increase and correspondingly the obligation to reduce the agreed price if the taxes or public charges affecting the price of the holiday service change.
